Deep Roots in Florida Development
Kovacs Development was founded on a foundation of hands-on construction project management and civil engineering experience spanning residential subdivisions, commercial site development, and mixed-use projects throughout Central Florida.
Our principal holds a Professional Civil Engineer license and a Certified General Contractor license — a rare combination that allows us to evaluate projects from both a technical engineering perspective and a practical construction standpoint.
We have worked alongside developers, landowners, lenders, and municipalities to navigate the full development cycle: from raw land through entitlement, permitting, construction, and final closeout.

Single-family and townhome communities ranging from small infill subdivisions to large master-planned neighborhoods. Services include land planning coordination, infrastructure design oversight, contractor management, and HOA turnover.

Retail, office, and industrial site development including grading, utilities, paving, and stormwater management. Full project management from permit issuance through certificate of occupancy.

Land Acquisition & Due Diligence
Pre-purchase technical review including site assessments, utility availability analysis, entitlement feasibility, and cost-to-develop estimates to support informed acquisition decisions.
Entitlement & Permitting
Coordination with county and municipal agencies for rezoning, site plan approval, environmental permitting, and construction plan review — managing consultants and keeping approvals on schedule.
General Contracting
Direct construction delivery for residential and commercial projects. We self-perform select scopes and manage all subcontractors, procurement, and quality control under a single contract.
